School assignments and boundaries are subject to change. Buyers are encouraged to verify current and future school assignments directly with 27J Schools.

Getting around

Brighton offers convenient access throughout the Denver Metro and Northern Colorado via I-76, U.S. Highway 85, E-470, and other major regional roadways. These routes connect residents with downtown Denver, Denver International Airport, and employment and entertainment destinations across the Front Range.

Airport

Denver International Airport (DEN) is conveniently located southeast of Brighton, giving residents easy access to one of the country’s largest air travel hubs. Brighton is approximately 17 miles from DEN, making the airport a convenient option for both domestic and international travel.

Outdoors

Brighton offers plenty of ways to enjoy Colorado’s outdoors close to home. Barr Lake State Park, located on the east side of Brighton, is a popular destination for hiking, biking, horseback riding, fishing, and wildlife viewing. The park features a 9-mile lake perimeter trail and is one of Colorado’s top birding destinations, with more than 370 species of birds recorded, including bald eagles.

Throughout Brighton, residents also have access to an extensive network of parks, open spaces, playgrounds, athletic fields, and trails. The city maintains more than 1,000 acres of parkland and open space and nearly 50 miles of paved and soft-surface trails, creating plenty of opportunities to get outside close to home.

Shopping & dining

Brighton offers a convenient mix of everyday shopping, local dining, and entertainment. Prairie Center is one of the city’s primary retail destinations, with major stores, restaurants, and everyday services, while Historic Downtown Brighton offers local restaurants, shops, community events, and the Armory Performing Arts Center.

For even more options, residents can easily access larger Denver Metro destinations, including Denver Premium Outlets in Thornton and The Shops at Northfield, an open-air shopping, dining, and entertainment district.

Employment

Brighton’s location along I-76, U.S. 85, and E-470 provides convenient access to employment centers throughout the Denver Metro and the Denver International Airport corridor. The surrounding area has a strong presence in distribution and logistics, manufacturing, healthcare, energy, government, and agriculture, with continued commercial and industrial growth along the I-76 corridor.

Major local employers include Adams County Government, 27J Schools, Intermountain Health Platte Valley Hospital, the City of Brighton, and Vestas. Residents can also commute to employment centers near Denver International Airport, downtown Denver, and throughout the greater metro area.

Sports

Sports fans in Brighton are within easy reach of major professional teams throughout the Denver Metro. DICK’S Sporting Goods Park in nearby Commerce City is home to the Colorado Rapids of Major League Soccer.

From soccer and baseball to basketball, hockey, and football, Brighton residents have convenient access to Colorado’s professional sports scene.

What to know about buying in Denver Metro

Metro Districts

Baseline Lakes is located within the service area of the Todd Creek Village Metropolitan District, which provides potable and irrigation water service to communities in the Todd Creek area, including Baseline Lakes.

Metropolitan districts are special governmental entities that may provide services and help finance public infrastructure within their boundaries. Services, fees, taxes, and mill levies vary by district and property.

Because these costs can vary and change over time, buyers should speak with a Community Sales Consultant and review the current property-specific tax and district information for the home they are considering.

HOA

Baseline Lakes has a homeowners association (HOA) that is separate from the metropolitan district. HOA dues help support the maintenance and management of shared community areas and other association responsibilities.

HOA dues, services, and responsibilities are subject to change. Buyers should review the current HOA documents and fee information for their specific home with their Community Sales Consultant.

City versus County

Baseline Lakes is located in the Todd Creek area of unincorporated Adams County, northeast of Denver. Unlike properties located within the City of Brighton, homes in this area are governed by Adams County, with certain services provided by local special districts.

The Todd Creek Village Metropolitan District provides potable and irrigation water service within its service area, while local park and recreation services may be provided through the Todd Creek Village Park & Recreation District.

Because jurisdiction and special district boundaries can affect property taxes, services, permitting, and road maintenance, buyers should verify the specific districts and services associated with their homesite.

Homesite Size

Baseline Lakes offers generous acre-sized homesites, giving homeowners more room to enjoy outdoor living, entertaining, and the surrounding Colorado scenery. The community’s spacious homesites complement a selection of thoughtfully designed floor plans, with opportunities for features such as expanded garages, RV garages, and finished basements on select homes.

Homesite size, availability, and available home designs vary. Buyers should speak with a Community Sales Consultant for current homesite and floor plan options.
