What to know about buying new in San Antonio

Property Taxes

Texas has no state income tax, so local services are funded in part through property tax. Your rate combines Bexar County, specific city or municipality, school district, community college district, and any special districts covering your community.

MUDs and PIDs

Special districts, such as a Municipal Utility District or Public Improvement District, exist throughout Greater San Antonio. These districts fund water, wastewater, roads, and drainage. You repay these fees through your property tax bill. View Homes’ Sales Professional will be able to give you specific rates by homesite.

Homestead Exemption

Once a home is your primary residence, filing for a Texas homestead exemption can reduce your taxable value. Filing is done by you and Texas establishes the deadline.

City Limits and ETJ

Some communities may be located within San Antonio city limits, while others fall within neighboring municipalities, unincorporated Bexar County,  or in San Antonio’s extraterritorial jurisdiction. This can affect your tax rate, service providers, and jurisdictional oversight.

Insurance

Homeowners insurance is an important part of your homeownership budget. In the San Antonio area, buyers should consider coverage for hail, windstorms, severe weather, personal property, and liability protection. Flood insurance may be a separate policy depending on the property’s location and risk profile. Obtaining insurance quotes early can help provide a more complete picture of your monthly housing costs.

Edwards Aquifer

Portions of north and northwest San Antonio are located over the Edwards Aquifer recharge zone, an important regional water source. Development in these areas is subject to environmental standards that help protect water quality. While these regulations rarely affect homeowners directly, they can influence community design, drainage systems, open space, and lot layouts.
