New Homes in Las Cruces

Life in Las Cruces

Las Cruces sits in the Mesilla Valley where the Rio Grande cuts through southern New Mexico. The Organ Mountains rise sharply to the east, the Doña Ana Mountains sit to the north, and the valley floor west of town is farmland. Elevation runs near 3,900 feet.

New Mexico State University is on the south side and shapes the local economy along with agriculture, healthcare, and the research and defense work at White Sands Missile Range. The pace here is slower than El Paso, which is 45 minutes south and roughly ten times the size.

Old Mesilla, just south of the city, has a plaza dating to the 1800s and the Basilica of San Albino. Hatch is 40 minutes north. Organ Mountains-Desert Peaks National Monument begins at the eastern edge of town, and White Sands National Park is an hour beyond that.

Why people choose Las Cruces

Schools

Las Cruces Public Schools is the district serving the city, including the East Mesa and northeast communities. Gadsden ISD serves southern Doña Ana County, and Hatch Valley serves the north end. Assignment is by address, so confirm on the community page.

The Bases & Labs

White Sands Missile Range is about an hour east on US 70, over San Augustin Pass. Holloman Air Force Base is farther east near Alamogordo. Fort Bliss and El Paso are about 45 minutes south on I-10. A number of people here commute in one of those three directions.

US 70 Closures

US 70 crosses White Sands Missile Range, and the highway closes periodically for tests. Closures are announced in advance and usually last a couple of hours. If you commute east, build it into your planning.

Getting around

I-25 ends here at I-10. US 70 runs east toward Alamogordo. El Paso is 45 minutes south, and El Paso International is the closest commercial airport. Las Cruces International handles general aviation.

Sunshine & Climate

Around 300 sunny days a year. Hot dry summers, mild winters, and elevation near 3,900 feet. The monsoon brings most of the year’s rain in July and August.

Outdoors

Organ Mountains-Desert Peaks National Monument starts at the city’s eastern edge, with trails at Dripping Springs, Soledad Canyon, and Baylor Canyon. White Sands National Park is about an hour east. Red Hawk Golf Course sits on the East Mesa. The Rio Grande runs along the valley floor west of town.

NMSU

New Mexico State University is on the south side of the city and shapes a fair amount of the local calendar and economy.

Shopping & dining

Mesilla Valley Mall and the retail along Lohman and Telshor cover most needs. Downtown Las Cruces has a Main Street farmers market. Old Mesilla, just south, has the historic plaza, the Basilica of San Albino, and restaurants around the square.

Employment

NMSU, healthcare, agriculture, and the defense and research work at White Sands. Retail and services fill in the rest. A share of residents commute to El Paso.

What to know about buying in Las Cruces

Property Taxes

New Mexico’s effective property tax rates run below the national average. Your rate combines Doña Ana County, the city, the school district, and any applicable levies. Your community team can give you current numbers for a specific home.

Water & Landscaping

This is high desert with limited water. New communities here use low-water landscaping, which shapes what’s included with your home and what your yard maintenance looks like. Las Cruces Utilities serves homes inside the city.

Building For The Desert

Homes here are built for heat, sun exposure, and dry air. Roofing, window packages, and HVAC sizing reflect that. Stucco is the common exterior.

City Limits & County

Development on the mesa edges runs up against unincorporated Doña Ana County. That affects your services, your utility provider, and sometimes your tax rate. Confirm which jurisdiction a specific address falls in.

Commuting to Texas

If you work at Fort Bliss or in El Paso, drive I-10 at your normal hour before you commit. It’s about 45 minutes each way in ordinary conditions.

Why Buyers Trust View Homes

Real buyers, real move-ins

I searched out this company. I was so pleased with every aspect before and after. All of the little things that have cropped up, have been quickly dealt with. I love my house, my yard and my neighborhood. I love seeing many of the people I have met here in the process. Thank you for making this process enjoyable.

— Mickie R , Las Cruces

I liked that they walked me through the whole process and communicated with me as they were building the home. I really appreciate the fact that you offer financing. Everyone we had contact with has been very friendly, polite, and knowledgeable as they led me through the process of choosing my dream home and watching them build it.

— Ramona G, Las Cruces

I liked everything. They were patient and answered all my questions. I am really impressed by the quality of the build. Somw of the contractor crews were not so clean and left lots of trash around the site during the build. I’m really happy with the layout of the house. The support for a first time home buyers, the instructions and welcoming to the home and to know that I’m not alone in taking care of my house and I can always contact them for any concerns moving forward. Desert View Homes is GREAT!!
